More Residential Towers Coming to South Park

 Onni Group, one of DTLA’s most active developers, is making great progress on their new residential tower at the corner of Olympic and Hill Streets on the northeastern edge of South Park.  When last checked, at least 20 floors of concrete structure had been completed along with windows on a couple of floors.

Originally approved for 60 stories and 700 residential units, the glass and steel structure has taken a bit of a haircut - down to 54 stories and 685 units plus ground floor retail and structured parking for 1,000 cars.  The design by IBI Group Architects will retain a look similar to Onni’s other downtown residential towers but will add masking of above ground parking with residential units along both Olympic Blvd. and Hill Street with a parking entry off of Broadway.

The exterior elevations of the building will be accented by generous exterior private patios for many units.  Original  scheduling called for a 30-month construction period so we should see leasing beginning in 18 to 20 months with occupancy in late 2025.

Additionally, three other planned residential projects are proceeding toward realization.  Mack Real Estate Development has plans in the city approval process for a 51-story residential tower at 11th and Hill; Crown Group has proposed a residential/hotel tower complex called the Redwoods just across the street; and Crescent Heights has an approved plan for a 70-story residential tower just to the east of Ten50 on 11th and Olive which I assume is only awaiting a more favorable financing environment to break ground.  These four towers will add more than 4,000 residential units in a two-block area of South Park!   Commercial opportunities should abound in the immediate area as well.
